Asphalt Restoration

Restore existing asphalt substrates including BUR and Modified Bitumen

BUR (BUILT-UP ROOF)
1. Surface Prep

  • Ensure that new BUR roofs have fully cured before attempting to coat. Curing may take 30-180 days, depending on type and manufacturer
  • Wash with TSP substitute and water; rinse or power wash
  • Remove loose granules
  • Roof system must be clean and dry with surface temperature below 120°F at time of application
  • All underlying materials must be fully cured

2. Repair & Seal

  • Fill small ponding areas with Elastek® #505 Puddle Plaster or ERSystems® Quicket  (Review TDS for cure times)
  • Coat flashing seams with Elastek® 103 Crack & Joint Sealant and Polytek Fabric as needed
  • Repair ply sheets, leaks, seams, and drains as needed
  • Optional: For heavily worn roofs, apply Elastek® #500 Emulsion at 2 gallons per 100 sqft, allow emulsion to cure a minimum of 10 days. After cure rinse, allow to dry prior to priming

3. Prime

  • Prime all exposed asphalt substrates with Elastek® #121 High-Tek Basecoat (Other asphalt substrates: Mod-Bit, Elastek® #500 Emulsion, Elastek® #505 Puddle Plaster, etc.)

4. Finish Coat

  • Apply two coats of appropriate Elastek® finish coat
  • Apply with 3/4″ or 1-1/4″ nap roller or airless spray
  • Smooth Surfaces: Approximately 475 square feet per 5 gallon size pail per coat (approximately 100 square feet per gallon per coat). Apply two coats
  • Rough Surfaces: Approximately 100 square feet per 1.5 gallons per coat depending on porosity and roughness of surface. Apply two coats

Modified Bitumen

  • Ensure that new modified bitumen roofs have fully cured before attempting to coat. Curing may take 30-180 days, depending on type and manufacturer
